Purandar International Airport Pune – Key Facts, Latest Updates, & Impact on Real Estate

Need of Purandar International Airport Pune

The Lohegaon Air Force Station functions as a highly secure international airport, resulting in a discrepancy between the demand for international flights from Pune residents and the limited availability of such flights. Additionally, the operation of a single terminal has frequently been cited as a cause of numerous flight delays and cancellations. Despite Pune having an existing international airport, it faces constraints, leading to the proposal of the Purandar airport as a secondary project. This initiative aims to alleviate congestion issues at Lohegaon airport and cater to the city’s anticipated future air travel needs, often dubbed as the New Pune Airport.

About Purandar International Airport Pune

It has been established that Pune necessitates an additional international airport to effectively handle the air traffic currently serviced by the existing airport at Lohegaon. The proposed Chhatrapati Sambhaji Raje International Airport is a greenfield project designed to serve the city of Pune, India. Located near Saswad and Jejuri in Purandar taluka of Pune District, Maharashtra, this airport was announced in 2016 with a planned area spanning 2,400 hectares. Named in honor of the Maratha Empire’s King Sambhaji Maharaj, who was born at Purandar fort, this new airport aims to address the capacity constraints of the current international airport in Pune, which is categorized as a ‘restricted international airport’ due to its Air Force base status.

The CIDCO will have a 51 percent stake in the Special Purpose Vehicle (SPV), with MADC holding approximately 19 percent. The remaining 30 percent will be divided between the Maharashtra Industrial Development Corporation (MIDC) and Pune Metropolitan Region Development Authority (PMRDA). The Airports Authority of India conducted surveys on various areas near Pune for a new airport. Initially, a site near Chakan was chosen, but due to opposition from local farmers and challenging terrain, the government opted for Purandar taluka, as it provided a flatter region. The airport is planned to include a dedicated cargo terminal.

Land acquisition updates for Purandar Airport

Land acquisition is set to take place in the villages of Pargaon, Kumbarvalan, Khanwadi, Munjwadi, Ekhatpur, Vanpuri, and Udachiwadi in Purandar taluka.

Initially proposed in 2016, the progress of the Purandar Airport development has encountered obstacles primarily linked to land acquisition challenges. The project requires approximately 2,000 hectares, with 45 acres still in the possession of various government entities, while the remaining land is privately owned. Additionally, opposition from environmentalists and farmers has been expressed through protests. Currently, the MADC is awaiting financial support from the State, which will enable it to prompt other agencies to release their respective shares.

The Adani Group may propose an amount of Rs 5,000 crore for the land acquisition of Purandar Airport. However, the land acquisition process has been put on hold as the government was unable to immediately allocate the required funds.

How to reach Purandar Airport from Pune?

Currently, the most efficient way to reach the area is through National Highway 965, commonly referred to as the Hadapsar-Saswad-Jejuri Road. Typically, this route entails a 45-minute drive from Hadapsar in Pune. As for railway transportation, the nearest station to the proposed airport is Rajewadi Railway Station, located roughly half an hour away from Purandar Airport.

Impact of Purandar International Pune Airport on Real Estate Market

The introduction of the new Pune international airport is expected to have a twofold impact on the real estate sector:

Firstly, it will elevate Pune’s appeal as a business destination, generating heightened interest. The influx of both international and domestic companies establishing or expanding their operations in the city is anticipated to create a ripple effect on the residential real estate market, resulting in significant growth.

Secondly, Pune’s overall real estate landscape is poised for transformation as demand shifts towards locations in close proximity to the new airport. Airports typically spur substantial infrastructure developments, stimulating residential demand from individuals employed in these areas and various associated services. This shift is likely to result in a substantial demand for quality housing in locations offering convenient access and strong connectivity to both the new airport and Pune.
