The Mahalunge – Maan Town Planning Scheme in Pune is a comprehensive urban development initiative aimed at organizing and expanding the Mahalunge and Maan areas located northwest of Pune city. This initiative focuses on structured growth to accommodate residential, commercial, and industrial needs in a sustainable manner.

Key aspects of the Mahalunge – Maan Town Planning Scheme include:

  1. Infrastructure Enhancement: The scheme prioritizes the development of essential infrastructure such as roads, water supply, sewage systems, and electricity networks to support the anticipated increase in population and economic activities.
  2. Residential Development: It includes the construction of diverse residential projects catering to various demographics, offering a range of housing options from affordable to upscale residences.
  3. Commercial and Industrial Zones: Areas are designated for commercial enterprises, IT parks, and industrial sectors to attract businesses and generate employment opportunities locally.
  4. Community Amenities: The scheme focuses on providing essential amenities such as schools, healthcare facilities, shopping centers, parks, and recreational spaces to enrich the living experience of residents.
  5. Environmental Sustainability: Efforts are made to incorporate green spaces, sustainable practices, and environmental conservation measures to promote a balanced and eco-friendly development approach.

In essence, the Mahalunge – Maan Town Planning Scheme aims to transform these areas into well-organized urban centers with modern infrastructure, fostering sustainable growth while enhancing the overall quality of life for its residents.

The Pune Metropolitan Region Development Authority (PMRDA) is initiating the development of the first Town Planning (TP) scheme in Mhalunge – Maan Tal. Mulshi. This scheme, authorized under the Maharashtra Regional & Town Planning (MRTP) Act, has been formally approved and gazetted. An administrative approval amounting to INR 616.90 crore was granted in 2017 to facilitate infrastructure development across an extensive area of 250.26 hectares within Mhalunge-Maan TPS.

Initially awarded to M/s L&T Ltd., the project faced setbacks, including the cancellation of the contract due to challenges posed by the Covid-19 pandemic and other factors. Currently, efforts are underway to resolve discrepancies between the Blue and Red Lines on the map, which affect plot demarcations.

Mhalunge-Maan has been integrated into the Pune Municipal Corporation (PMC) Limit, with PMRDA assuming the role of a Special Planning Authority. For the Financial Year 2022-23, PMRDA has allocated INR 101 crore in its budget, supplemented by an additional INR 30 crore sanctioned by the Central Government under Special Assistance for the project.
